Our carpet is original to the house from the 1950s — is it worth cleaning or should we just replace it?

Usually worth cleaning first, and it costs you nothing to find out. A lot of homes up here still have long-lived wall-to-wall cut pile in the bedrooms and hallways. Cut pile that's matted and gray with canyon dust often comes back further than owners expect once the grit is pulled out of the base of the yarn. What won't come back is fiber that's actually worn open in traffic lanes, or seams and edges that have delaminated. We'll tell you honestly which one you have before we quote anything, and if it's past saving we'll say so. In older raised-foundation houses we also check what's under the carpet, since there's sometimes hardwood worth uncovering instead.

Why does our carpet get gritty again so fast, even when we vacuum?

You're living directly downslope from the San Gabriels, and the soil coming into the house is mostly decomposed granite and canyon dust. It's sharp, heavy mineral grit that sinks straight to the backing where a household vacuum can't reach it, so the surface looks fine while the base of the pile is loaded. Add oak and sycamore litter tracked in through entries and garages, and ash after a fire year, and it builds up quickly. That grit is also what wears cut pile down, because it cuts the fibers every time someone walks on it. Deep extraction that flushes the base of the pile, plus good walk-off mats at the doors, makes a real difference on a sloping lot.

How soon can you get out here, and do you ever do same-day?

Normal bookings are typically within a few days. We can often do same-day or next-day when there's an opening, especially for a single room or a hallway. Water situations are different. If you've had storm runoff pushing under a ground-level door or into a converted garage room, call and say that first, because standing moisture in carpet and pad is time-sensitive and we prioritize it over routine cleaning.

Winter runoff came in at the entry and the garage conversion. Can that carpet be saved?

Often, depending on how long it sat and what came in with it. Slope runoff here carries mud and fine debris, so it isn't just water. The pad acts like a sponge and holds silt. Clean water caught early usually means extraction, lifting and drying, and cleaning the carpet in place. Water that sat for days, or came in heavy with mud, usually means the pad gets replaced even if the carpet itself is fine. We'll pull a corner and look at the pad and the subfloor before telling you which it is. On raised-foundation homes we also want to know whether anything got underneath.

What does it cost, and how long before we can walk on it?

Estimates are free and you get a firm price before we start, with no charge if you decide not to go ahead. What moves the number is the number of rooms and stairs, how heavily soiled the traffic lanes are, whether we're treating pet areas or storm damage, and whether furniture needs moving. Long-tenure homes with original carpet sometimes need a pre-treatment step that lighter jobs don't. As for drying, our dry summers and the strong day-night temperature swing work in your favor most of the year, and carpet is usually walkable in socks the same day. In damp winter weather, or in a lower-level room that doesn't get much air movement, give it longer and we'll set air movers if it needs them.
